Operational Management

FIM provides all services required to operate SPVs. These services can be classified into 4 categories: Construction Management, Operational Management, Sales and Marketing and Lifecycle.

Construction contract management
  • Meridiam, as primarily a greenfield investor, have developed a thorough process and expertise to manage SPV during construction.
  • FIM provides the resources, processes and tools to ensure the construction is delivered according to the plan (aka on time and on budget).
  • An important area of focus is quality control ensuring that latent defects are minimized as much as possible. This is undertaken with a view to reduce risk and avoid costly and long disputes once construction is completed.
  • Because Meridiam invest in the long run, FIM managers ensure that a long-term vision is adopted by all stakeholders. As a result, FIM ensures that any issues between the client, the EPC contractor and O&M provider are smoothly resolved.
Operational contract management
  • Once construction is nearing the end, the team will ensure a smooths transition from construction to operation – To that end, FIM have developed a bespoke approach to handover management, ensuring a smooth process, lowering risks from construction to operations. Projects will be managed according to the required contractual specifications for all Parties (Grantor, O&M provider and SPV, ensuring all follow what has been agreed from the offset.
  • Among areas of focus are: site availability, health & Safety, asset performance and review of deductions.
  • FIM employees always look to find the right compromise among the parties in the interest of the project.
  • The team work closely with our customers, the local authority to ensure buy-in and client satisfaction.

Sales and marketing

  • An increasing number of assets require the SPV to invest in sales and marketing to achieve their financial objectives
  • Whether student accommodation or light rail, FIM is able to segment the market, propose a sales and marketing strategy and deliver the required revenues
  • Recently (aka post Covid) the team has gained solid expertise in digital sales and marketing

Lifecycle

  • FIM has specialised in the management of social infrastructure lifecycle
  • FIM reviews planned lifecycle and assess the relevance, timing … depending on the infrastructure actual needs
  • In addition, FIM is able to manage the life cycle of large portfolio of buildings
  • Finally, we are developing expertise in the management of Net Zero Carbon buildings and facilities
